For handover snagging, book your inspection before signing the handover document — once you sign, you accept the property as-is. Aim to inspect 5–10 days before your handover date so there's time to share findings with the developer.

It's not required, but it's welcome. Many clients are out of the country at handover and we work from access alone. If you'd like to be there, we walk you through findings as we go. Either way, the full PDF report follows within 24 hours.
Yes — for any handover, move-in, or DLP inspection, DEWA (electricity + water) must be active. We need to test sockets, lighting, plumbing pressure, water leaks, AC performance, and appliances. Without utilities, we can only check finishes and structural elements, which limits the value of the report. Move-out and pre-resale inspections are more flexible.
For modern Dubai apartments — absolutely. Thermal imaging reveals hidden moisture, missing insulation, electrical hot spots, and AC duct losses invisible to the eye. That's why we include it on every inspection at no extra cost — it catches issues that often cost tens of thousands to fix later.
