1. Who is responsible
Snagging Guard Property Observer L.L.C. (trading as snaggingGuard)
Trade License No. 1586711
Latifa Tower, Office B2007, Dubai, United Arab Emirates
E-mail: info@snaggingguard.com
Phone and WhatsApp: +971 58 517 8118
We decide why and how your personal data is processed (data controller under the UAE Personal Data Protection Law, Federal Decree-Law No. 45 of 2021, “PDPL”, and — where it applies — the EU General Data Protection Regulation, “GDPR”).
2. Which data we process
- Contact details: name, WhatsApp or phone number, e-mail address.
- Property details: project or building, unit number, property type, size, the services you choose and your preferred date.
- Booking and billing details: quote, appointment, billing name and address, invoices, and payments you make to us (payer name, amount and date as shown by our bank).
- Inspection data: the findings and photos of the property that we record during the inspection and the report we create from them.
- Messages: what you write to us on WhatsApp, by e-mail or tell us by phone.
- Technical data: data your browser sends when you open this website (see Hosting) and, for the booking form, a one-way hash of your IP address (see Booking form).
We do not ask for special categories of data (for example health data) and do not need them for our service.
3. Booking form
What we receive. When you send the booking form, we receive the details you enter — full name, WhatsApp number, project or building, unit number, property type, size and the services you choose — together with the time of your request, the version of the consent text you agreed to, the page you sent it from and, if the page address contains them, campaign parameters (utm).
Protection against abuse. The form has a hidden spam field and limits how many requests can be sent. For these limits we store a one-way hash of your IP address combined with a secret value — never the IP address itself. The hash is deleted after 30 days.
What happens next. Your details go directly into our internal operations system, where we prepare your quote and contact you about it on WhatsApp. Nothing is sent to you automatically by the form apart from the confirmation shown on the page.
Your choice. The form is sent only after you tick the consent box yourself; it is never pre-ticked. You can also send your request on WhatsApp instead.
4. Purposes and legal bases
- Preparing your quote and answering your request — steps you ask for before a contract, and your consent in the booking form (GDPR Art. 6(1)(b) and (a)).
- Carrying out the inspection — scheduling, the inspection itself, the report, invoicing and payment (performance of the contract, GDPR Art. 6(1)(b)).
- Bookkeeping and tax — keeping invoices and payment records as required by law (legal obligation, GDPR Art. 6(1)(c)).
- Running and protecting the website and the form — server logs, spam and abuse protection (our legitimate interest in a secure website, GDPR Art. 6(1)(f)).
- Messages after your inspection — service messages about your inspection, see section 14 (performance of the contract and our legitimate interest in looking after our customers, GDPR Art. 6(1)(b) and (f)).
Under the PDPL we process your data with your consent, where it is needed to enter into or perform a contract with you, or to meet our legal obligations. You can withdraw your consent at any time by writing to info@snaggingguard.com; this does not affect processing that took place before.
5. WhatsApp
We talk to customers mainly on WhatsApp. The WhatsApp buttons on this website open WhatsApp with a short prepared message; nothing is sent until you press send in WhatsApp. We use WhatsApp to send quotes, invoices, booking confirmations and reports and to answer your questions.
WhatsApp is a service of WhatsApp LLC / Meta Platforms. Messages are end-to-end encrypted, but Meta processes connection and account data under its own privacy policy. If you prefer, you can reach us by e-mail or phone instead.
6. AI tools and automated decisions
This website has no chatbot. In our internal operations system we use an AI service (Claude by Anthropic) to help us — for example to turn a message into a structured request, to suggest a reply text or to help draft and translate inspection report text. A person at snaggingGuard always reviews the result before it is used or sent to you.
We do not make decisions about you that are based solely on automated processing and have legal or similarly significant effects.
7. Hosting and server logs
This website is hosted by Netlify, Inc. When you visit it, Netlify automatically processes technical data that your browser sends — such as your IP address, date and time of the request, the page requested, the referring page and your browser type — to deliver the site and protect it against attacks. We do not combine this data with other data.
All fonts, images and scripts of this website are served from our own domain; we do not embed third-party fonts, videos, maps or social media plugins.
8. Cookies and tracking
This website does not set cookies and does not use analytics, advertising or tracking tools. It also does not store anything in your browser’s local storage. That is why there is no cookie banner.
Links to Instagram, TikTok, WhatsApp and nachi.org only take you to those sites when you click them. From there, the privacy policy of the respective provider applies.
9. Service providers
We do not sell your data. We share it only with service providers that help us run our business and only as far as they need it:
- Netlify, Inc. — website hosting.
- Supabase — database of our operations system (booking requests, customer and inspection data); data centre region Mumbai, India.
- Zoho Corporation (Zoho Books) — accounting: invoices, credit notes and payment records; data centre in the United States.
- Google (Google Workspace) — our e-mail (info@snaggingguard.com) and documents we send to you by e-mail.
- Google (Google Calendar) — our appointment calendar; an appointment shows the service, your name and the property.
- Anthropic (Claude) — AI assistance as described in section 6.
- WhatsApp / Meta — communication as described in section 5.
- Wio Bank — our business bank account, through which we receive your payment by bank transfer. No payment is made on this website.
We may also disclose data where we are legally required to, for example to authorities.
10. International transfers
Some of these providers process data outside the United Arab Emirates — for example in India (Supabase) and in the United States (Netlify, Zoho, Google, Anthropic, Meta). Where data leaves the UAE, we rely on the transfer rules of the PDPL and, where the GDPR applies, on the safeguards our providers offer, such as standard contractual clauses.
11. How long we keep data
- IP hash of the booking form: deleted after 30 days.
- Booking requests that do not lead to an inspection: kept as long as needed to answer your request and follow up on the quote.
- Customer, inspection, invoice and payment data: kept for five years after the end of the year in which your inspection or last payment took place, to meet bookkeeping and tax retention requirements.
After that, we delete or anonymise the data. You can ask us to delete your data earlier — see Your rights.
12. Security
We protect your data with technical and organisational measures, including:
- encrypted connections (HTTPS) for this website and the booking form;
- a strict content security policy, so the website only loads its own files and only sends form data to our operations system;
- access to the operations system only for logged-in staff, with permissions by role;
- storing only a hash of your IP address for spam protection, never the address itself.
No method of transmission or storage is completely secure, but we work to keep your data safe and to react quickly to any incident.
13. Your rights
Depending on the law that applies to you (the UAE PDPL or the EU GDPR), you may have the right to:
- get information about and a copy of your personal data;
- have incorrect data corrected and incomplete data completed;
- have your data deleted;
- restrict or object to the processing of your data;
- receive your data in a structured, commonly used format;
- withdraw your consent at any time;
- lodge a complaint with a supervisory authority — in the UAE the UAE Data Office, in the EU the authority of your country.
To use these rights, e-mail info@snaggingguard.com or message us on WhatsApp. We may ask you to confirm your identity before we act on a request.
14. Messages after your inspection
We do not send advertising or newsletters. After an inspection we may contact you on WhatsApp, by phone or by e-mail when there is something important about your inspection — for example to answer questions about your report, about your de-snagging (re-inspection after the developer’s repairs) or about anything we need to tell you afterwards. These are service messages that belong to your inspection, sent by a person, not automatically.
15. Changes and contact
We update this policy when our services or the law change. The current version is always on this page, with the date at the top.
